Gypsum and cement boards solve different problems, even though both end up as false ceilings in Nepali homes.

Gypsum board

Lightweight, easy to cut and finish smooth for a painted ceiling, and the standard choice for dry interior spaces β€” living rooms, bedrooms, offices. Not suitable for exposed exterior or high-moisture areas.

Cement board

Heavier, moisture and fire resistant, and the correct choice for exterior soffits, bathroom ceilings, kitchen backsplashes, and balcony overhangs where gypsum would eventually swell and sag.

Mixing both in one project

Most homes use gypsum board through living/bedroom ceilings and switch to cement board in wet areas and any exterior-facing soffit β€” confirm this room-by-room with your contractor rather than specifying one board type for the whole house.

Installation notes

Both need a proper GI channel/frame grid, not direct fixing to the slab β€” this is what actually prevents sagging and cracking at the joints, more than the board choice itself.
